Service Fees

While monthly maintenance fees may seem slightly higher compared to other residential complexes in Panama, they are quite reasonable when considering the comprehensive list of services included.

 

These fees cover:

 

1. 24-hour security

2. Golf memberships (2-3 depending on your ownership type)

3. Gas (propane)

4. Water and sewage

5. Lawn care and maintenance of both residential and common (beach club, pools, golf course, ponds etc.)

6. Garbage and garden clippings (grass) collection (daily)

7. Community pools (3)

8. Maintenance and use of the Beach club (restaurant, bar, beach, pool etc.)

9. Maintenance and use of tennis, basketball courts, pickleball and playground 

10. Property management

11. Pest control

12. Electricity in all common areas

13. Road Maintenance

14. Maintenance of underground gas and electrical systems 

 

Monthly Maintenance/Service Fees* for 2025 are $615.00 for a Townhouse and $644.00 for a Villa.  This represents an increase of $4.00 a month.  Monthly Maintenance/Service Fees yearly increases are limited to the Panamanian national inflation rate. That said, over the last 3 years Monthly Maintenance/Service Fees increases* were below that and were limited to following increases per year:

2021: Townhouse $542.00 - Villa $568.00
2022: Townhouse $585.00 (+$43.00 from prior year) - Villa $613.00 (+$45.00 from prior year) 
2023: Townhouse $602.00 (+$17.00 from prior year) - Villa $631.00 (+$18.00 from prior year) 

2024: Townhouse $611.00 (+$9.00 from prior year) - Villa $640.00 (+$9.00 from prior year)

2025: Townhouse $615.00 (+$4.00 from prior year) - Villa $644.00 (+$4.00 from prior year)

*Owners are also entitled to a discount if you pay the year in full.

For Costa Blanca Good Neighbours,  it’s reassuring to know that the service provider - Decameron is taking care of things.  If an issue arises, property management can be contacted for a prompt resolution. Decameron ensures fair enforcement and adherence to local policies and national laws and regulations.  Unlike others properties in the area that operate under a PH (Propiedad Horizontal), Good Neighbours don’t have to worry about poor administration, mismanagement, outdated or inadequate maintenance, conflicting owner priorities that stall decision making, or insufficient financial contributions for major structural upkeep (such as water and propane tanks, roofs and roads).  As a result, common areas are well maintained, and not neglected.  They also assume all legislation liabilities for the complex.

 

​​​Importantly, Costa Blanca Villas owners have not been subjected to regular or numerous “special assessments“, the additional charges that many other owners in other Panamanian developments face, either annually or every few years.  These assessments, separate from monthly fees, are typically levied to cover large or unexpected expenses and can range from a few hundred to thousands of dollars per owner.  Costa Blanca Villas, owners have been subject to one "special assessment".
